The standard 117sqft office is $35,000. The cost may increase if the electric panel in your home is far away from the office location. Decks or landscaping may also increase the total cost of the project
Use the Contact Us form or simply just call us. We will make an appointment to meet at your home, we will discuss options and present you with a proposal
The floor could be carpet, vinyl planks, engineered wood or real white oak hardwood. The walls are smooth finish and the baseboards are six inches with square edges. It has four outlets and two energy efficient LED lights
The office itself does not need a permit if it's less than 120sqft. It does need to meet setbacks, meaning there has to be a certain distance between the office and the property line, we take care of this research. Depending how we provide power to the office a permit may be needed, see next question
There are two ways to provide power. 1). using an extension cord connecting a weatherproof 15 Amp 125 Volts AC 2-Pole 3-Wire inlet male plug to an outlet in your yard or garage, or 2) running a conduit from your electric panel to the Backyard Office. This second way will require a permit but we take care of the building permit process, which will take about a week to obtain and cost about $200
We build our Backyard Offices in the same way and with the same materials that we use when we build in-law units or high end homes. We use pressure treated wood for joists, the right Simpson ties, plywood, insulation, sheetrock, standard home roof, rain gutters, etc. The Backyard Office does not need a permit but we build them up to code
We average ten working days to build a Backyard Office
To give the Backyard Office a modern roof line and decrease construction cost, the roof goes from 8.5ft in the back to 9.5ft in the front, this can be customized to any requirements you may have
Yes it does
Yes you can, but depending on customization the cost, permitting and construction time may change
We offer wood siding, cedar and Hardie Planks, painted or stained
Yes it definitely does, having space to work from home is a very sought out feature these days. Actually, listing agents have asked us to build backyard offices just before listing a property and they have assured us that the $35,000 investment brought the seller between $65,000 to $100,000 in sales price
What our customers are saying
When I recommend this team to my clients, they call me back raving about what a great job they did
My wife and I recently completed an in-law unit (ADU) project with this company. To say that we were satisfied with all phases of the project is an understatement
The design, project management and every aspect of the construction was perfect
They designed and built a little house for me in my son’s backyard. They executed on time for planning and building permits, architectural and structural plans and execution, as well as design and curb appeal
It was easier, faster and very comparable in price to have an office built in my yard than getting a prefab from out of state. We were also able to customize it based on the shape of our yard and our preferences
It was such a relief to finally find a company who knew exactly what to do to build an office in our backyard the right way after we initially worked with another company who was absolutely clueless
I asked them to build an office and a deck two weeks before listing a house in Oakland, they built it in two weeks and my client paid $38,000. I got multiple offers and I believe the office brought $65,000-$100,000 of the sale price
I am pretty sure that the backyard office brought $100,000 of the sale price of my listing in Moraga
